Sale - Richard Shimmin + wife to His Grace the Duke of Atholl Oct 1822

Know all men by these presents that Richard Shimmin of the parish of Kk Patrick with the consent of Ann his wife for and in consideration of the sum of ninety-six pounds seven shillings and six pence British to him in hand paid by His Grace the Most Noble John Duke of Atholl the receipt whereof is hereby acknowledged. Hath Given Granted Bargained and Sold And by these presents Doth Give Grant Bargain and for ever absolutely sell unto him the said John Duke of Atholl his Heirs and Assigns All and Singular a certain parcel of Land situate in the Parish of Kk Patrick aforesaid known by the name of the “Claddagh” containing by admeasurement Four acres three roods and eleven perches or thereabouts and bounded on the north by the Glebe on the South and East by the property of the said John Duke of Atholl and on the west by the property of the said Richard Shimmin. To have and to Hold the said premises unto him the said John Duke of Atholl his Heirs and assigns together with all ways, waters, watercourses, Easements Liberties rights members and appurtenances to the same belonging or in any wise appertaining. From the day of the date hereof forever he the said John Duke of Atholl his Heirs and assigns yielding and paying the Lord’s rent of the said premises together with all other dues duties boons [?]suits and services annually or otherwise incumbent on the said sold premises and the said Richard Shimmin doth for himself his Heirs Executors Administrators and assigns covenant and engage to and with him the said John Duke of Atholl his Heirs and assigns that the hath with the consent aforesaid good right, full power and lawful authority to sell the said premises in manner aforesaid and that he shall and will warrant, uphold, maintain and defend the said premises unto him the said John Duke of Atholl his Heirs and assigns from and against the claim challenge or demand of all persons whomsoever. And for the true and faithful performance hereof the said Richard Shimin doth bind himself his Heirs Executors Administrators and assigns in and under the penalty of Two hundred pounds British to be levied and paid according to Law. In witness whereof the said Richard Shimmin and Ann his wife have hereunto subscribed their names this Twenty third day of September one thousand eight hundred and twenty two . 1822

At Douglas 26 September 1822 the said Richard Shimmin and Ann Shimmin the executing parties to the foregoing deed of sale acknowledged the same severally to be their proper act and deed and the said Richard Shimmin the executing party to the covenant annexed also acknowledged the same to be his proper act and deed.

The said Richard Shimmin doth hereby further covenant to join the said John Duke of Atholl in making and erecting a sufficient stone wall on the site of the present stone wall as a Boundary between the lands of the said Richard Shimmin and those of the said John Duke of Atholl - As witness his name this 26 September 1822 -

Doesn't seem to mention the amount of rent for the property.

Maybe then that this land has come to him via his wife Ann Collister. [I was also trying to find if there was a connection to the Radcliffe family of Knockaloe. Leonora Radcliffe m John Callister c1725. Their youngest son Samuel Callister's daughter was Ann b1777 German - I think this may be Richard Shimmin's wife but have no absolute proof but wondered if any of their property came from that family although Samuel didn't appear to leave anything to Ann in his Will.]
