Ellinr Hingley to Richd Hingley A Gift

Know all men by these presents that I Mrs
Ellinor Hinley alis Tompson now of
the parish of KK Malew, out of the great
love and natural affection wch I have
and do bear towards my true and loving
son Richard Hinley of Oristal in the
sd parish - have given, granted
passed over and gifted, and by these presents
do give, grant, passover, and for ever
absolutely give over and gift unto my
sd son Richard Hinley, all my right
and tytle wch I now have, or hereafter
shall or may have unto my houses
gardens, backsides or yards belonging to
me in Redgap street in Castletown
comonly called and known by the
name of Richard Tompsons houses &c
to be held, possed, occupe and enjoy'd
by the sd Richard Hinly after the 
decease of the sd Ellinor Hinley and
not before, the same being
of the annual rent of nine pence
or thereabouts - to have and to hold
unto him the sd Richard Hinley
his execrs and assigns the premises
affsd wth all ways, water and
watercourses, easemts, liberties, profits
advantages and appurtenances in any=
wise belonging or appertaing to the sa[me]
as affsd yielding the annual rent as aff[sd]
together with all other dues, duties
boons and services that now is, or shall
be incombent on the premisses at
times usual and accustomed, and I the
sd Ellinor Hingley do covenant and
promis to secure and defend the
premisses unto my sd son Richard
after my decease as affsd and to
awarrent and uphold the same against
all persons pretending claimes to 
the same, and do further engage to
do, perform execute and fullfill,
any, or further act, deed or instru=
ment that the sd Richard Hinley
shall think necessary, or that shall
be requisite in law to strengthen
these presents, wch, to all intents and
purposes is an absolute gift and
conveyance of my right and tytle
of the premises wch I now have, or
for ever here after shall or may have
to the same, providing, and it is 
the true meaning and purport hereof
that the sd Richard Hinley obliges
himself to maintain my sd mother
with sufficient meat, drick, washing
and lodging during her natural life, & 
[] and cohabit wth her sd son for
[] future during pleasure
and for the punctual performance
hereof both parties do hereby bind &
oblige ourselves, our heyres execrs
admrs and assignes, in the penalty of
sixty pounds to be levied according
to law, in testimony whereof they 
have hereunto set their names and
marks this sixth day of sepr
