Is there any reason why a deed would be filed (and indexed) with the Castletown deeds, and not with either northside sales or southside sales?

Also in a deed, what are they talking about when they mention "paying the honorable Lord’s rent thereof together with all boons suits and services annually incumbent on the premises at the times & seasons accustomed"? (What is a boon?)
